Before you book
Can I bring my dog?
We welcome well-behaved dogs to our estates and love seeing them enjoy themselves. All our dog-friendly properties include dog bowls as standard. We ask that dogs be kept on their leads within any development areas, otherwise, they can run freely but please be mindful of ground-nesting birds* by keeping your dog away from reed beds where birds may be nesting.
How much is the deposit?
Our deposits are 20% of the total property cost, before any additional extras are added. Additional extras will be included in the balance payment. All deposits are non-refundable.
What days can I check in on?
Our check-in days are usually Monday, Friday or Saturday. If you have a specific day in mind, contact our friendly booking team who can assist.
What length of stay can I book?
Most of our properties offer 2, 3, 4 or 7 night stays; please use the search facility on our website.
Do you accept Blue Light Discount?
We’re proud to support emergency services and NHS staff with a Blue Light Discount. To claim, please register with Blue Light Card, who will provide you with a promotional code to redeem at the point of booking.
Please note, our team is unable to apply this code retrospectively, so be sure to enter it during the booking process to avoid missing out. The Blue Light Card discount cannot be combined with any other promotional discounts or offers.
This offer is only available when booking directly via the Silverlake Estate website, where stays are facilitated by our official holiday booking partner, Habitat Escapes. The discount does not apply to on-site facilities, including the Hurricane Terrace and Bar, Hurricane Spa or Activity Hub.
Do you offer NHS discounts?
We offer a 5% discount on stays for our NHS Heroes when booking accommodation directly via the Lower Mill Estate website, where stays are facilitated by our official holiday booking partner, Habitat Escapes.
Simply book your stay online and email stay@habitatescapes.com from your NHS email within 48 hours of booking and we will apply the discount for you.
Please note, a Blue Light Card cannot be accepted as proof of eligibility. The NHS discount cannot be combined with any other promotional discounts or offers.

Facilities
What facilities does Silverlake have?
At Silverlake, holiday guests have access to a variety of facilities designed for both relaxation and adventure.
From August 2026, guests can enjoy the purpose-built Firefly Spa & Restaurant – a contemporary space designed for unwinding and socialising, with thoughtfully curated wellness facilities and a relaxed dining experience overlooking the 10-acre Firefly Lake.
If you’re looking to relax, Firefly provides the perfect setting to switch off and recharge during your stay. For those seeking something more active, our Activity Hub offers a wide range of experiences, from watersports on the lakes to land-based activities for all ages.
Please note that as of August 2026, the Hurricane Spa, Terrace and Bar are reserved exclusively for homeowners and are not accessible to holiday guests.
How do I pre-book facilities for my stay?
Select activities, including our electric bikes and mega SUP, can be pre-booked ahead of your stay – we recommend booking early due to their popularity. Please note, swimming at Silverlake does not require pre-booking – simply turn up, jump in and enjoy!
Do you have EV chargers on site?
We’re pleased to offer two communal EV charging stations:
- Beaumont Village – Visitors Car Park, maximum of 3 hours per day
- Baxters Rise – Visitors Car Park, maximum of 3 hours per day
In addition, a number of properties at Silverlake feature private EV chargers outside the property. Availability varies, so please check the property details or speak with our team for more information.
Are there any restrictions around watersports and water-based activities?
Due to safety restrictions about water temperature, water sports equipment is not available for use between November and April.
When going on the water in your own craft, it is a safety requirement that all water users wear a certified and correctly fitted buoyancy aid. You will also need to have proof of appropriate third-party liability insurance, to a limit of £1 million. For more information, please click here.
Whilst the lakes are open you are welcome to swim in them. As we do not have any lifeguards on duty, these will be at your own risk and you will be required to wear a buoyancy aid whilst you swim.

When is the Hurricane Spa open?
Our opening hours vary depending on the time of year you’re visiting us. Our current opening hours are:
Monday to Sunday: 1000-1800
Please note, our facilities are shared with homeowners who have access outside of these hours.
When is the Hurricane Terrace open?
Our opening hours vary depending on the time of year you’re visiting us. Our current opening hours are:
Monday-Thursday: CLOSED
Friday: 1600-2000
Saturday: 1000-2000
Sunday: 1000-1600
Please note, the opening times for the Hurricane Terrace are subject to last-minute change. Any changes will be clearly communicated at each location.
When is the Pizza Shack open?
Our Pizza Shack is currently closed and expected to reopen in late spring. We apologise for any inconvenience.
When is The Hatch open?
The Hatch is only open during high season.
When is the Fire House Pizzeria Pop-Up open?
Every Saturday between 1700-2000 throughout July.
When is Activity Hub open?
Our opening hours vary depending on the time of year you’re visiting us.
From Easter to October half-term, Activity Hub is open daily between 1000-1600.

Which dates are considered high season at Silverlake?
We typically consider high season to be bank holidays and school holidays, however, you can find a list for this year here.

Our Accomodation
What is included in my stay?
There will be washing up liquid, a sponge, a tea towel and one toilet roll per toilet will also be provided. Your welcome pack from Habitat Escapes will contain a small amount of tea, coffee, sugar and some milk. Bed linen and towels for the property are provided – these are not to be used at the swimming pools.
Can shopping be delivered to the property?
Yes, of course. However, we kindly ask that you avoid scheduling deliveries during check-in times, as this is typically a busy period. Please also ensure you allow enough time after your arrival to be present to receive your shopping.
Are gardens secure?
As all our properties are privately owned, only some include enclosed gardens. We recommend checking the individual property listings or contacting our team for details on a specific property.
